You can negotiate with the seller that they have repairs made. Typically by contractors that they choose and you have your inspector re-inspect the property to verify the repairs have been made.
You can re-negotiate the sales price of the home and have the repairs made by contractors that you choose. In this instance you will need a repair estimate that provides a you with a cost break down of the repairs in your home inspection report.
You can walk away from the purchase. Make sure your purchase agreement contains a inspection contingency (also called a “due diligence contingency”) gives the buyer the right to have the home inspected within a specified time period. It protects the buyer, who can cancel the contract or negotiate repairs based on the findings of the home inspector.
We currently are aware of two sources to get a repair estimate report.
Bosscat - Cost - Free
Repair Pricer - Cost - $80-$110
Just upload or send them a PDF copy of your inspection report to receive repair estimates.
